Smart, activity-based workplaces (ABW) for agile organizations
We help our customers to introduce flexible and modern offices, known as activity-based workplaces (ABW). These workplaces combine conference rooms, project rooms, creative spaces and office space. Activity-based workplaces have been shown to support staff more effectively compared to open plan offices.
An increasing number of companies are realizing that open plan offices don't support their staff effectively. This kind of office space works for tasks where employees work individually and where concentration tasks are limited, but studies show that employees work in teams or need to perform concentration tasks approximately 75% of their working hours. This often results in a shortage of smaller conference rooms, project rooms, creative spaces etc., while desk space in open plan offices remain unused more than 50% of the time. Activity-based work spaces provide the solution to this problem.

The key concept behind activity-based work spaces is that office work doesn't constitute a physical location, but is an activity that varies, and thereby requires different types of office spaces in order to support the different activities. In a flexible, activity-based office, employees don't have fixed work stations. This means that an entire wing, floor or office is the employee's work space. The employee starts the day by going to their locker, and then chooses the appropriate workplace on the basis of the requirements of that particular day, or during the first few hours of work.
The significant reduction in the number of desk spaces increases the scope for creating other spaces for a range of activities and needs, such as touch-down spaces, silent rooms, conversation rooms, meeting rooms, open meeting rooms and project rooms. More staff can use the same office space without risking overcrowding, while the cost of rent, heating and facilities management per employee also decreases.
Understanding your staff's needs and how your office space is used
Before an organization decides to make the shift to activity-based work spaces, it is necessary to obtain an in-depth understanding of how the office space is used and what demands the employees make on their work space. Close dialogue with the employees is also required throughout the process, as the introduction of a flexible office space can be experienced as a major change that needs to be actively managed. Measuring occupancy provides decision-support data - Coor SmartUtilization
Coor also offers a service that measures occupancy via wireless sensors that are placed under desks, meeting room tables and throughout all other work spaces where our customers want to find out more about how they are being used. The heat sensors transmit infrared light that registers human presence. This way of measuring occupancy is much more efficient compared to manual surveys, and combined with in-depth interviews it provides you with a trustworthy basis for making a decision about introducing and developing activity-based offices.
