Professional property services (hard facility mangement)

Our objective is to manage and develop our customer's real estates and premises from an overall and long term perspective, where functionality, environmental considerations and finances interact, based on customer-specific wants and needs.

Coor currently manages some 15 Millions sq.m. of real estate throughout the Nordics and has long-term experience of different types of real estate, interfacing with landlords and tenants across a raft of sectors.

Broad-based, in-depth competence

Our services portfolio covers the operation and maintenance of buildings, the care and maintenance of outdoor environments, optimizing and rationalizing energy consumption, damage control and repairs, as well as financial and administrative management. We also bring our management expertise to bear back in the project planning and execution phases of construction projects to ensure optimal functionality, environmental considerations and finance right through real estate lifecycles.

We possess broad-based competence in real estate services. We divide our services into five main groups:

Technical management

This includes inspection, care, remedial and scheduled maintenance of buildings and their plant, including on-call and call-out services. In addition we offer planting, care and maintenance of landscaping, snow clearance and anti-skid treatments. We also conduct regulatory end condition inspections, and help our customers produce management strategies and plans right through real estate life-cycles. In our operation, we use state-of-the-art technical solutions, like robots and Smart Drones.

Energy optimization and rationalization

This service includes energy optimization of existing building plant and energy rationalizations by installing new technology. Our Energistyrkort (‘energy control card’), helps customers to strike the right balance between energy consumption, energy costs and environmental impact.

Damage control and repair

This service includes cleanups and repairs after water incursion, fire, mold damage or vermin. We conduct specialist damage control assignments according to applicable instructions and standards governing management and equipment. We offer call service around the clock, every day of the year.

Administrative and financial management

Services in this group include ongoing accounting admin, budgeting, measurement and reporting, taxation, duties and reporting to regulators. We also conduct premises lettings, lease contract admin, and manage contacts with landlords or tenants, including fault reporting and ongoing information.

Development projects

This includes tenant adaptations and installation projects in segments including electrical power, telecom, plumbing and sewage, ventilation, cooling, control and monitoring systems. Through active participation in a series of PPPs, we also possess the capability and experience to set standards for, and propose the selection of, plant installations, building materials, control and maintenance systems from a long-term management perspective.

What difference can a building make for the employees’ health, and for our own ability to take responsibility for the environment of our workplaces? Futuristic smart buildings take care of both people and the environment. The Smart Building concept is often associated with new buildings, new technology and above all, building automation. That means automated processes for monitoring and controlling the buildings’ installations, such as ventilation, lighting and security systems. But a smart building can be much more than that. A smart building is always based on the needs of those who spend time in it. The focus is primarily on accessibility, functionality and safety, while at the same time the building must provide an attractive user experience, a healthy indoor climate and further services that add value for the employees and users.

Information about processing your personal data

We have implemented appropriate technical and organizational measures to protect your personal data against loss or unlawful access. The number of persons with access to your personal data is limited. Only persons managing the Coor website you visited and/or who need to process your personal data in accordance with the above purposes will have access to your personal data.

We may also share your personal data with other Coor Group companies and suppliers and business partners who perform services or development on our behalf.

Your personal data may be transferred to a third country, that is, a non-EU / EEA country, in conjunction with Coor's use of the cloud-based services Office 365 provided by Microsoft Ireland Operations Limited ("Microsoft").

When Microsoft provides Office 365 services, Microsoft manages customer data (such as email, files) in data centers in the EU (currently: Dublin (Ireland) and Amsterdam (Netherlands)). However, as an integral part of the Office 365 services, some limited personal information (such as e-mail address) may also be processed in the United States).

In order to comply with applicable data protection requirements, Coor has entered into a data processing agreement with Microsoft and has also entered into standard contractual clauses ("EU Model Clauses") with Microsoft. All Microsoft subcontractors handling personal data in connection with the Office 365 services are committed by Microsoft in accordance with Article 11 of EU Model Clauses.
